Terms and Conditions

1. BOOKING

A provisional booking date may be made by telephone and will be held for seven days pending receipt of deposit or full payment as appropriate. Confirmation of booking will normally be made within seven days of receipt of a £100 or $175 non-refundable deposit. Only the persons named on the booking form are allowed to stay in the house. Florida State Law prohibits sub-letting, sharing or assigning

2. DEPOSIT/SECURITY DEPOSIT

A refundable security deposit is charged on arrival at check-in, via an imprint of a valid credit card, $250 to cover any breakages or damage whilst staying in the vacation home. 

3. CONFIRMATION

At the time of confirmation, an account will be issued showing the balance due. This is payable eight weeks prior to the date of arrival. Bookings made within eight weeks of arrival are payable in full at the time of booking. Full details and key collection will be sent to you after full payment has been received.

4. ARRIVAL/DEPARTURE

The rental commences 4 p.m. on the day of arrival and ceases at 10.00 a.m. on the day of departure. All rentals are inclusive of electricity, water and local sales taxes.

5CANCELLATION

The owners reserve the right to cancel the booking if the payment is not received by the due date.

The client may cancel the booking at any time after it has been confirmed. Cancellations must be made in writing. The following cancellation charges will apply:

Between four and eight weeks notice, 50% of total cost will be forfeited.

Less than 4 weeks notice, 100% of total cost will be forfeited.  

6. CHANGES TO BOOKINGS

Wherever possible, will we endeavour to accommodate any requested changes to the booking. We will require written confirmation of any changes you wish to make to the booking. 

7. FORCE MAJEURE

The owner or owner’s agent cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure, (e.g. strikes, floods, closure of airports weather conditions or other events beyond our control). In the unlikely event of a complaint during your stay please contact the local Management Company (24 hour help desk) 

8. LIABILITY/SWIMMING POOL

The owner or owner’s agent do not accept liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. Please bear in mind that the property is situated on a development that consists of both residential and vacation homes. The owner’s or owner’s agent cannot be held responsible for any ongoing construction, alterations to existing houses or any noise arising as a result thereof on or around the home. 

9. POOL HEATING

If pool heating is required, this must be requested at the time of booking. There is an additional charge for this that can be paid locally at check-in or at the time of booking. During the cooler months it is advisable to request the pool heating to be switched on the day before arrival to allow the pool to heat up. Clients MUST not tamper or adjust ANY of the pool/heating controls. If found to have done so an excess charge will be deducted from the security deposit to cover call out costs to reset the controls.  

10. CLEANING

Cleaning before and after the stay is included in the rental cost. Additional cleaning during your stay can be arranged and paid locally through the Management Company.

11.  INVENTORY ITEMS

No inventory items must be removed from the home. This includes linens and towels. Wear and wear are is normal but accidents do happen please report all breakages or damage to the Management Company so items can be replaced or damage repaired for future guests. 

12.  INSURANCE

Clients are strongly recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accidents, sickness and damage. 

13.  NO SMOKING POLICY

Please note that smoking is not allowed within the house but ashtrays are provided for use in the deck area. 

14.  COTS AND HIGHCHAIRS

These items can be provided and are charged locally, please request at the time of booking.
